Some of these will save you a call-out entirely, which is a reasonable thing for us to tell you.
- For a dead outlet, check your GFCIsOne GFCI can protect several downstream outlets that have no reset button of their own. Check the garage, bathrooms, kitchen and outdoors.
- For no heating or cooling, check the filterA clogged filter causes a genuine share of both no-heat and no-cool calls, and it costs nothing to rule out.
- For a suspected leak, do the meter testTurn everything off, note the meter, wait fifteen minutes. If it moved, you have a leak. If not, you do not.
- For a frozen AC, run the fan onlySwitch cooling off and leave the fan running to thaw the coil. It also lets us actually diagnose the cause when we arrive.
- For a blocked toilet, check other drainsIf the sink and tub drain fine, it is the toilet. If they back up too, it is the main line, which is a different job.
- Note any error codesFurnaces, tankless units and mini splits all report fault codes. Writing it down often tells us which parts to bring.

Burst pipe or major leak. Shut off your main water valve. In most valley homes it is where the supply enters, commonly in a garage, utility room or crawl space, and there is also a valve at the meter box near the street. Then turn off power to affected areas if water is near electrical equipment and you can reach the panel safely. Open the lowest taps in the house to drain the system, then call.
Smell of gas. Leave the building immediately, taking everyone with you. Do not operate any electrical switch on the way out, including light switches, and do not use your phone inside. Call your gas utility’s emergency line or 911 from outside, and do not go back in until they say it is safe.
Carbon monoxide alarm sounding. Get everyone outside into fresh air, including pets, and call the fire service from outside. Do not open windows to clear it first, because that removes the evidence responders need to find the source.
Electrical burning smell or hot panel. Shut off the main breaker if you can do so safely, do not open the panel cover, and call.
In every one of these, the thing that limits the damage is what you do in the first two minutes rather than how fast anyone arrives.

Can you come out today?
Often, depending on the day’s schedule and where you are. Emergencies are prioritised ahead of routine work: burst pipes, main line backups, no heat in winter, no cooling in a heatwave, and electrical safety concerns such as burning smells or hot panels. Calling early in the day gives you the strongest odds of a same-day appointment. Mountain Home is the furthest point we cover and is scheduled rather than same-hour.
What information should I have ready?
Three things help most. The address, obviously. A description of what the system is actually doing rather than what you think is wrong, because symptoms often point somewhere unexpected. And roughly when the house was built, which in this valley narrows the likely diagnosis more than almost anything else. If a furnace, tankless unit or mini split is showing an error code, write it down, because it frequently tells us which parts to bring.
Do you charge for a diagnostic visit?
Diagnosis is real work, particularly on faults that need measurement rather than a visual check, and you will know what it costs before a technician is dispatched. What we will not do is start work and present the price afterwards. Once the diagnosis is done you get the price for the repair, and nothing proceeds until you approve it.
What counts as an emergency?
Anything causing continuing damage or presenting a safety risk. A burst pipe puts water into the building every minute it runs. A blocked main line means wastewater has nowhere to go. No heat in a cold snap and no cooling in a heatwave are both genuine urgencies in this climate, particularly for older residents and young children. Electrical warning signs such as a burning smell near a panel, buzzing, or a hot outlet are safety issues rather than inconveniences.
Do I need to be home for the appointment?
Generally yes, because the technician needs access and because you need to approve the price before work starts. For managed and rental properties we can work with whoever holds access and send quotes to whoever authorises the spend, which is a common arrangement particularly around Mountain Home. Mention that when you get in touch so we can set it up properly.
Can you give me a price over the phone?
We can explain what changes the price and roughly what a job involves, but we will not quote a firm figure for work we have not seen. That number would be invented, and you would find out the real one when the technician arrived, which is exactly the experience we are trying to avoid. What we commit to is quoting after diagnosis and before work, with the number not changing afterwards.
Do you work outside normal hours?
Emergency work is dispatched outside posted hours, because burst pipes and no-heat calls do not wait for business hours. Out of hours work is priced differently from scheduled work, and we tell you that before proceeding rather than afterwards. For commercial properties, work outside business hours is often preferable anyway, and we schedule that routinely.
